A RICS Level 2 home survey (formerly the HomeBuyer Report) is ideal for standard, well-maintained properties. It covers defects, risks and maintenance issues in a clear, structured report. A Level 3 building survey (formerly Full Structural Survey) is far more detailed โ€” it analyses the structure in depth, includes repair recommendations and estimated costs, and is essential for older, larger, or non-standard properties. If the property is pre-1900, converted, extended or in poor condition, choose Level 3.

The physical inspection typically takes between 2 and 5 hours, depending on the size and condition of the property. A Level 2 home survey on a two-bedroom terrace usually takes around 2 hours, while a Level 3 building survey on a large detached property could take 4โ€“5 hours. Once our surveyor has completed the inspection, you'll receive your full written survey report within 48 hours โ€” often sooner.

Your mortgage lender will require a basic valuation โ€” but this is done purely for their benefit, not yours. A lender's valuation is a brief check to confirm the property is worth what you're paying. It will not uncover structural defects, damp issues, subsidence or roof problems. That's why you should always commission your own independent home survey. It's one of the most important steps when buying a property โ€” and one of the most often skipped.
