RICS Level 1 โ€” Condition Report

The RICS Level 1 Condition Report is our most basic survey offering. It's designed for newer properties and modern homes that are in good condition. It won't give you an in-depth analysis of structural elements, but it will flag any significant problems that need immediate attention.

This is the right choice if you're buying a post-2000 new-build or a well-maintained modern apartment in Nottingham โ€” and you simply want peace of mind that there are no glaring issues before you complete.

  • Condition ratings (1, 2 or 3) for all accessible parts of the property
  • Flags of legal issues requiring attention by your solicitor
  • A clear summary of key risks
  • Delivered within 48 hours
  • Free follow-up call with your surveyor

RICS Level 2 โ€” Home Survey

The RICS Level 2 home survey (formerly the HomeBuyer Report) is by far our most requested service โ€” and for good reason. It's detailed enough to flag significant defects, damp, roof issues, and structural concerns, but focused enough to be genuinely readable rather than overwhelming.

Think of it as the sweet spot between the basic condition report and the full structural survey. It's ideal for standard homes that were built after 1900 and are in reasonable condition. If you're buying a Victorian terrace in Mapperley, a 1960s semi in Gedling, or a 1990s detached in West Bridgford, a home survey level 2 is likely the right choice for you.

Our Level 2 surveys follow the RICS Home Survey Standard and include a traffic-light condition rating system (1, 2, 3) across every element of the property โ€” so you can see at a glance where the issues are and how urgent they are.

  • Full inspection of all accessible areas inside and out
  • Colour-coded condition ratings on every element
  • Detailed descriptions of all defects found
  • Roof, walls, floors, drains and services checked
  • Damp readings throughout
  • Legal risk summary for your solicitor
  • Market valuation (optional add-on)
  • Delivered within 48 hours of inspection
  • Free follow-up call with your surveyor

RICS Level 3 Most Comprehensive

RICS Level 3 โ€” Building Survey

The Level 3 building survey (formerly the Full Structural Survey) is our most comprehensive and detailed service. If you're buying an older, larger, or unusual property โ€” or if you're planning significant alterations after purchase โ€” this is the survey you need.

Here's a real example: Rachel and Tom were buying a large 1890s detached in Carlton. Their estate agent recommended a Level 2. We advised a Level 3. The survey revealed partial collapse in the rear chimney stack and section 5 woodworm in the cellar joists โ€” two issues that would have cost over ยฃ12,000 to repair, none of which would have appeared in a Level 2 report. They went back to the vendor and negotiated a ยฃ9,500 reduction. That's the value of the right level of survey.

Our Level 3 home surveys go beyond surface checks. We inspect the structure in depth, look at roof voids, check under floors where accessible, and provide detailed advice on repair works and estimated costs.

  • Everything included in the Level 2 survey, plus:
  • In-depth structural analysis throughout
  • Roof void inspection (where safe to access)
  • Subfloor and cellar inspection where possible
  • Analysis of any alterations or extensions
  • Estimated repair costs for each defect
  • Advice on building regulations compliance
  • Guidance on likely further investigations needed
  • Delivered within 48 hours

New Build Pre-Completion

New Build Snagging Surveys

Buying a new-build home? Developers rarely hand over a perfect property. Snagging issues โ€” from poorly fitted doors and misaligned tiles to inadequate insulation and plumbing faults โ€” are far more common than most buyers realise.

Our pre-completion snagging survey typically identifies between 50 and 200 defects on a brand-new home. By instructing us before you complete, you give yourself the leverage to have the developer rectify every issue before you move in โ€” saving you thousands in repair costs down the line.

We cover new-build homes across Nottingham and Nottinghamshire, including major developments in Chilwell, Gamston, Edwalton, and the wider East Midlands area.

  • Full inspection of all rooms, finishes, and fittings
  • Exterior fabric and drainage check
  • Photographic evidence of every defect
  • Numbered snagging list ready to hand to developer
  • Post-fix re-inspection service available

Services FAQ

Got questions about our surveying services? We've answered the most common ones below. If your question isn't here, just get in touch.

No. A mortgage valuation is done for your lender's benefit โ€” it simply confirms the property is worth what you're borrowing. It won't identify defects or structural issues. A home survey is done for your benefit and gives you a full picture of the property's condition before you commit to the purchase.

You're welcome to attend at the end of the inspection for a walkthrough conversation with your surveyor. We don't recommend being present throughout, as the surveyor needs to focus on the inspection โ€” but a 15โ€“20 minute debrief at the end is very valuable and highly recommended.

We typically have availability within 3โ€“5 working days. If you're in a fast-moving chain, contact us and we'll do everything we can to expedite. We understand that time is often critical when buying a property, and we treat every instruction with urgency.

This is exactly what the survey is designed to do. If serious defects are found, your surveyor will explain the findings clearly and advise you on your options โ€” whether that's renegotiating the price, requesting the vendor makes repairs, or (in rare cases) walking away from the purchase. Our post-survey call is invaluable in these situations.

Yes โ€” we provide surveys across Nottingham and the wider Nottinghamshire county, including rural properties, village homes, and market town properties. We cover everywhere from Southwell and Newark to Worksop and Retford. See our full areas page for details.

We guarantee delivery of your written survey report within 48 hours of the physical inspection โ€” and we often deliver same-day or next-day. Your report will be emailed as a clear, well-formatted PDF, complete with photos, condition ratings, and action recommendations.
